Mold Inspection & Testing
Find hidden mold before it affects your health.
Overview
Protect your home and health with professional mold inspection and testing across Vancouver Island.
Mold is a common indoor air quality problem in BC due to our humid, rainy climate. It can grow silently inside walls, ceilings, and ventilation systems.
We provide science-based indoor air quality inspections to detect mold and help you understand the real condition of your indoor environment.

How mold grows
The colony you see is the tip of it.
Most of a mold colony is hidden below the surface. The fuzz on the wall is the visible part of a much larger network — and the airborne spores it releases are what reach your lungs.
Damp substrate
Drywall, wood, fabric, or dust — anything organic that stays moist for more than 24-48 hours.
Hyphae
Thread-like filaments that grow into the substrate and absorb nutrients.
Visible colony
What you can see — a velvety, fuzzy, or speckled patch on the surface.
Conidiophore
Upright stalk that lifts spores away from the substrate to be carried by air currents.
Airborne spores
Released continuously while the colony is active. Inhaled, they trigger allergic and respiratory reactions.
How mold takes hold
Four moisture pathways. One outcome.
Mold needs water, not just air. We trace every entry point to its source — fixing moisture is the only way mold stays gone.
Roof leaks
Seasonal rain finding gaps in flashing, vents, or aging shingles.
Window condensation
Warm humid air meeting cold glass — a daily winter cycle in BC.
Bathroom & laundry steam
Poor exhaust ventilation lets humidity build into adjacent walls.
Rising damp & basement humidity
Capillary moisture in foundations, plus poorly conditioned crawl spaces.
Mold at a glance
Why coastal BC takes mold seriously.
Year-round
BC humidity risk
Coastal climate keeps moisture in walls every season.
24–48h
Dry-out window
After water damage, mold colonies form within two days.

Cladosporium, Aspergillus, Stachybotrys, and more.
What is mold?
Mold is a type of fungus that grows in moist environments. It spreads through microscopic spores that travel through the air and settle where moisture is present.
- Bathrooms and kitchens
- Basements and crawl spaces
- Behind drywall and wallpaper
- Around windows with condensation
- HVAC systems and ducts
Why mold is a health concern
Exposure to mold may cause:
- Allergic reactions
- Asthma irritation
- Chronic coughing or sneezing
- Eye, nose, and throat irritation
- Headaches and fatigue
Note:Children, elderly people, and individuals with respiratory conditions are more sensitive.
Mold types we test for
Cladosporium
A very common mold found in damp areas such as bathrooms, fabrics, and wood surfaces.
Aspergillus
Widespread indoor mold that can grow in dust, HVAC systems, and poorly ventilated areas.
Stachybotrys (Black Mold)
A moisture-loving mold often found in drywall and ceilings after long-term water damage. Requires moisture control and proper remediation.
Measurement, not guesswork.
Every test uses professional-grade equipment and lab-verified analysis — no surprises, just data you can act on.

What you receive
Our professional mold report includes:
- Identified mold risks
- Air sampling results (if performed)
- Indoor vs outdoor comparison
- Moisture source analysis
- Practical, prioritized recommendations
If mold is found
Source of moisture must be fixed first. Without addressing moisture, mold will return.
- Identify and stop the moisture source
- Professional remediation may be required
- Proper cleaning and removal of affected materials
- Post-remediation verification testing
