Terms & Conditions

The Service Terms behind every test we do, in plain language — plus the terms of use for this website.

Service Terms version 1.1 · Effective October 4, 2026

In short: we test and report — we don’t sell products, treat, repair or remediate. You sign a Service Agreement online before we visit, showing every price and fee. Keep devices undisturbed and follow the test conditions so results are valid. Our report is for you, and nothing here takes away your rights under BC consumer protection law.

Part A · Service Terms

1. About these terms

1.1 These Service Terms apply to all indoor air quality testing we provide. "We", "us" and "our" mean Nasser Ferdosi, doing business as Vancouver Island Radon Solution. "You" means the client named in the Service Agreement.

1.2 Your contract with us is made up of your signed Service Agreement and these Service Terms (the version stated on your Service Agreement). If the two conflict, the Service Agreement applies.

1.3 Nothing in these terms takes away any right you have under British Columbia's Business Practices and Consumer Protection Act, or any other law, that can't be given up by agreement.

2. What we do and don't do

2.1 We test and report. We measure radon and test indoor air for mold, volatile organic compounds (VOCs), airborne asbestos fibers, particulate matter and related indoor air quality factors, and we give you a written report of what we measured.

2.2 We don't sell products or treat anything. We don't install radon mitigation systems, remove mold or asbestos, or do repair or renovation work. When results call for action, we explain your options and the type of qualified professional to contact — for example, a C-NRPP-certified radon mitigation professional or a WorkSafeBC-licensed asbestos abatement contractor. The choice of contractor is yours. If we ever receive anything of value for a referral, we'll tell you before you decide.

2.3 What our services are not. Our services are not:

  • a home inspection, or an assessment of a building's structure, systems, condition or compliance with building codes;
  • an asbestos survey or hazardous materials survey — our testing doesn't clear a building for renovation or demolition;
  • a mold remediation plan, or a certification that remediation, abatement or mitigation work was done correctly (testing after mold remediation or radon mitigation reports the conditions when we tested);
  • the design or installation of radon mitigation or ventilation systems;
  • medical advice, diagnosis or treatment; or
  • legal, real estate, insurance or financial advice.

2.4 Free consultations. Information we give before a Service Agreement is signed, including during a free consultation, is general information, not a professional opinion about a particular property.

3. Our services

3.1 Your Service Agreement lists the services you're buying and any details specific to your property, such as the number of samples and the length of the test. Each service includes what's described below.

Long-term radon test
One or more radon detectors are placed on the lowest level of the home where someone spends at least 4 hours a day, and left for at least 3 months (91 days) under normal living conditions. Passive detectors are analyzed by an accredited laboratory; digital monitors are read and checked by us.
The result is the average radon concentration over the test period, compared with the Health Canada guideline of 200 Bq/m³. This is the test Health Canada recommends for deciding whether to reduce radon. Testing in the colder months, when windows and doors stay closed, gives the most representative result.
Short-term radon test
A calibrated continuous radon monitor records hourly readings for 2 to 7 days while the home is kept under closed-house conditions.
This is a screening test. Radon levels change from day to day and season to season, so a short-term result can differ a lot from your long-term average. Health Canada recommends a long-term test for decisions about reducing radon. When time is limited — for example during a home sale — a short-term test can inform a decision, and a long-term test is still recommended afterwards.
Radon diagnostic scan (sniffing)
About 4 hours of on-site readings with a radon monitor at likely entry points, such as floor cracks, floor–wall joints, sumps, drains and crawlspace openings.
The scan shows where radon may be entering and helps decide where to test. It doesn't measure your average exposure, and its readings can't be compared with the Health Canada guideline.
Continuous radon monitoring
A calibrated continuous radon monitor records hourly readings over the period stated in your Service Agreement, showing how radon changes with time of day, weather and ventilation.
We report the readings over time and the average for the period. Unless the period is at least 91 days, the result is a screening result, not a long-term test.
Post-mitigation radon test
A short-term and/or long-term radon test after a radon mitigation system has been installed by someone else, to report radon levels after the work.
We report the measured levels. We don't evaluate or certify how the system was designed or installed.
Radon test kit (self-placed)
We send you a long-term radon detector with placement instructions and a prepaid return envelope. You place it, leave it for at least 91 days and mail it back. An accredited laboratory analyzes it, and we send you a written report.
Because you place and return the detector yourself, the result depends on following the instructions. If a detector is lost in the mail or the laboratory can't analyze it, we'll offer a replacement kit.
Radon in water or soil gas
Samples of well water or soil gas are taken as described in your Service Agreement and analyzed by a laboratory or with a calibrated instrument. Results describe the samples taken, at the time they were taken.
Mold assessment and air sampling
A walk-through of accessible areas to look for visible mold, water staining and likely moisture sources, with moisture readings from a handheld meter where useful. Air samples are collected indoors and outdoors (for comparison) on spore-trap cassettes and analyzed by an accredited laboratory, which identifies the main spore types.
We don't open walls, ceilings or floors, lift flooring or move heavy items, so hidden mold can be missed. Canada has no numerical guideline for mold in indoor air, so results are interpreted by comparing indoor and outdoor samples together with what we observe. Surface samples (tape or swab) are taken only with your separate consent.
VOC testing
Air samples are collected on sampling media (such as sorbent tubes) and analyzed by an accredited laboratory using gas chromatography. We report total VOCs and the individual compounds the laboratory identifies, compared with Health Canada indoor air guidelines where one exists.
VOC levels change with activities, temperature, ventilation and new materials, so results describe conditions during sampling.
Airborne asbestos testing
Air is drawn through filter cassettes with sampling pumps, and the filters are analyzed by an accredited laboratory using phase-contrast microscopy (PCM) and/or transmission electron microscopy (TEM), as stated in your Service Agreement. PCM counts fibers but can't confirm they're asbestos; TEM can identify asbestos fiber types.
We sample air only. We don't sample, touch or disturb building materials, and this is not an asbestos survey or hazardous materials survey. A low result means few fibers were in the air when we sampled; it doesn't mean the building is free of asbestos-containing materials. Renovation or demolition of older buildings needs a hazardous materials survey by a WorkSafeBC-licensed asbestos professional — air testing doesn't replace it.
Particulate matter monitoring
A professional-grade real-time monitor measures PM2.5 and PM10 using optical particle sensing over the period in your Service Agreement, with an outdoor comparison where practical.
Optical monitors give indicative results rather than laboratory-grade measurements. We compare them with Health Canada and World Health Organization guidance. Results depend on activities during the test, such as cooking, candles and cleaning, and on outdoor conditions such as wildfire smoke.
Combustion gas measurements (CO, CO₂, NOx)
Readings with calibrated instruments at the locations and times in your Service Agreement. These are spot or short-period measurements. They aren't an inspection of furnaces, fireplaces, stoves or other appliances, and they don't replace carbon monoxide alarms.
If we measure a dangerous carbon monoxide level, we'll tell the people present right away and advise them to leave and call 911 or the gas utility's emergency line.

4. Booking, price and payment

4.1 Your Service Agreement. Before any work, we send you a Service Agreement showing the services and what each includes, the price of each item, any taxes, the total, any deposit, when and how to pay, the appointment (or how it will be scheduled), and the fees that apply only in the situations described in these terms. You review and sign it online before our visit.

4.2 No surprise charges. Everything you can be charged is in your Service Agreement. We won't add services or charges unless you agree in writing (email is fine) before the extra work. We don't sell or sign up new services at your home.

4.3 Prices and taxes. Prices are in Canadian dollars. Any applicable taxes are shown separately.

4.4 Payment. Please pay any deposit and the balance as your Service Agreement states. We release the final report once the invoice is paid in full.

4.5 Your copy. When you sign, we email you a copy of your Service Agreement with these Service Terms attached. You can ask for a paper copy at any time.

5. Cancelling or rescheduling

5.1 By you, with notice. You can cancel or reschedule free of charge by telling us at least the number of hours before the appointment stated in your Service Agreement (48 hours if none is stated). We'll refund any deposit in full within 15 days.

5.2 Late cancellation. If you cancel or reschedule with less notice, the late cancellation fee in your Service Agreement applies, to cover the time and travel we reserved for you. We deduct it from any deposit and refund the rest.

5.3 Illness. If someone at the property is sick, tell us as soon as you can and we'll reschedule without charge.

5.4 By us. If weather, ferry or road disruptions, equipment problems, illness or other circumstances beyond our control prevent an appointment, we'll reschedule at no charge. If we can't offer a new date within 30 days of the original one that works for you, you can cancel and we'll refund everything you've paid within 15 days.

5.5 Ending a test early. If you want to end a test after a device is in place, tell us and we'll arrange pickup. Because the visit, equipment and laboratory costs are committed once a device is placed, the fee for that test isn't refundable, but we'll report any usable data, clearly marked as incomplete.

5.6 Your legal rights. You also have any cancellation rights that BC law gives you. If you cancel under those rights, we'll refund what the law requires within 15 days.

6. Getting into the property

6.1 Your authority. You confirm that you own the property or have the owner's permission to arrange the services, and that you'll get any other permission needed — for example from co-owners, a landlord or a strata corporation.

6.2 An adult at every visit. An adult (19 or older) must be at the property for every visit — including when we collect equipment — to let us in and to be available while we're there. We don't enter when no adult is present, including when only people under 19 are home.

6.3 Alarms. Please make sure any alarm system is off while we're at the property. We don't accept alarm codes.

6.4 Rented homes. If any part of the property is rented to a tenant:

  • if you're the landlord or property manager, you must give the tenant the written notice the Residential Tenancy Act requires for each visit, including device pickup — at least 24 hours and not more than 30 days before, stating the purpose and a date and time between 8 a.m. and 9 p.m. — or get the tenant's consent. You agree to send us a copy of the notice, or confirmation of consent, before the visit. We won't enter a tenant's home without it;
  • if you're the tenant, you can book testing of your own home. We won't drill, attach anything permanently or enter areas outside your unit without the landlord's written permission.

6.5 Strata properties. We test inside your strata lot (and limited common property you're entitled to use). Testing in common property needs the strata corporation's written permission.

6.6 Other people at the property. Please tell everyone who lives at or uses the property about our visits and the test conditions. If someone who isn't our client will be living with a test device, we may ask them to sign an Occupant Acknowledgment. We only enter rooms that the people living there allow us to enter.

6.7 Home sales and purchases. If the test is for a home you're buying or selling, you're responsible for arranging access and the cooperation of the owner and the people living there, including closed-house conditions. We may ask the seller or occupants to sign an Occupant Acknowledgment. A deadline, such as a subject-removal date, is guaranteed only if it's written in your Service Agreement.

7. Safety and how we work in your home

7.1 A safe place to work. Please give us a safe, clear and lit path to the test areas (with snow and ice cleared), keep pets secured away from the work areas during each visit, and don't smoke while we're there. Tell us before the visit about anything that could put our technician at risk, including damaged or disturbed materials that may contain asbestos, visible mold or water damage, structural damage or unsafe floors or stairs, pests or animal droppings, biohazards (such as sewage or needles), aggressive animals, and anyone at the property with a contagious illness.

7.2 Non-invasive by default. We don't drill, cut, open walls, ceilings or floors, or take samples of building materials. If a service needs anything like that — for example, a small hole for sub-slab radon readings, or a tape or swab sample of a moldy surface — we'll describe the exact location and get your separate written consent first. We never sample or disturb material that may contain asbestos.

7.3 Places we don't go. We don't enter crawlspaces, attics or other spaces that our technician judges aren't safely accessible, and we don't move heavy furniture or appliances.

7.4 Our technician may stop. Our technician may decline to enter, pause or leave if conditions are unsafe, if the access requirements in these terms aren't met, or if they're treated with abuse or harassment. If that happens because of something within your control, the no-access fee in your Service Agreement applies.

7.5 Immediate dangers. If we notice an immediate danger — such as a smell of gas, a high carbon monoxide reading or an electrical hazard — we'll tell the people present right away and may stop the visit. In an emergency, call 911 or your utility's emergency line.

7.6 Placing equipment. We place devices on a surface or mount them with low-tack adhesive or tape. Some need to stay plugged into an outlet for the whole test. Minor marks are possible; we'll tell you if a mounting method could leave one. We note and photograph any existing damage near where we work.

7.7 Photos. We photograph device placement, the rooms tested and the test conditions for our records and quality control. We avoid photographing people and personal items. We won't use photos of your property in marketing without your separate consent.

7.8 Identification. Our technicians carry photo identification. Please ask to see it.

8. Keeping the test valid

8.1 Leave devices alone. Please don't move, cover, unplug, open or tamper with our devices, don't place anything on or against them, and keep children and pets away from them.

8.2 Test conditions. Follow the test conditions listed in your Service Agreement for each service, and ask everyone at the property to do the same. For example, short-term radon tests need closed-house conditions — windows and exterior doors closed except for normal coming and going — from 12 hours before the test until it ends, and long-term radon tests need normal living conditions for at least 91 days.

8.3 Weather. We may reschedule or extend a short-term test when severe weather is expected, because it can affect the results.

8.4 When a test is disturbed. If we find signs that the test conditions weren't followed or a device was disturbed — for example a broken tamper seal, movement recorded by the device, or a power interruption — the result may not be valid. We'll tell you and won't report it as a valid result. A retest is charged at the retest price in your Service Agreement, unless we caused the problem.

9. Our equipment

9.1 Looking after it. Our devices remain our property. While they're at your property, you're responsible for loss or damage beyond normal wear, up to the replacement value listed in your Service Agreement — unless we caused the loss or damage.

9.2 Pickup. We'll pick devices up at the end of the test at an agreed time. If we can't get in at that time, the return-trip fee in your Service Agreement applies. If devices aren't available for pickup within 14 days after the test ends, we may charge their replacement value; if they're returned undamaged later, we'll refund that charge less one return-trip fee.

9.3 Mail-back detectors. If your service includes a detector that you mail back, mail it by the date we give you in the envelope provided. Late mailing can make the result invalid.

10. Results and reports

10.1 Your report. You'll receive a written report that includes the test method, the devices used (with serial numbers and calibration dates where applicable), the test dates and conditions, the results, a comparison with the relevant Health Canada guideline or other stated guidance, and the limitations of the test.

10.2 Timing. We aim to send the report within the estimated turnaround in your Service Agreement. Laboratory processing times vary, and we'll tell you about delays. A delivery date is guaranteed only if your Service Agreement says so.

10.3 What results mean. Results apply only to the locations, dates and times, devices and samples listed in your report. They describe conditions during that test period only. Radon, mold, VOC and particle levels change with the season, weather, ventilation, occupancy and renovations, so a test at another time can give a different result. Laboratory results are reported as provided by the accredited laboratory named in the report, after our review. A result below a guideline doesn't guarantee there's no risk, and we don't describe any home as "safe". For radon, Health Canada recommends reducing the level when the long-term average is above 200 Bq/m³ — and the lower the level, the lower the risk.

10.4 Screening results. Radon diagnostic scans and short-term tests are screening tools. We'll recommend a long-term test when one is needed to make a decision.

10.5 Laboratories. Samples are analyzed by independent accredited laboratories, which are named in the report. We review laboratory results before reporting them.

10.6 Not medical advice. Our reports explain results against published guidelines. They aren't medical advice. If you have health concerns, talk to a doctor.

10.7 Who can rely on the report. The report is prepared for you, for the property and purpose in your Service Agreement. No one else — including buyers, sellers, lenders, insurers, landlords, tenants and real estate agents — may rely on it unless we agree in writing. You're welcome to share it; if you do, please share the whole report, including its limitations.

10.8 Confidentiality. We don't share your results except as our Privacy Policy describes, as you authorize, or as the law requires.

11. If something goes wrong

11.1 Our errors. If a result can't be used because of our error — such as an equipment fault, a placement mistake or a laboratory error — we'll repeat the test at no charge or, if a retest doesn't work for you, refund the fee for that test.

11.2 Damage to your property. We take care in your home. If you think we've damaged something, please tell us as soon as you can (ideally within 7 days) so we can see it while the details are fresh. We'll repair, or pay the reasonable cost of repairing, damage we cause.

11.3 What we're not responsible for. To the extent the law allows, we're not responsible for:

  • conditions, damage or defects that existed before our visit;
  • contaminants, locations or conditions outside the services in your Service Agreement, or that couldn't reasonably be detected with them (for example, mold hidden inside a wall);
  • inaccurate results caused by test conditions not being followed, by interference with a device, or by incorrect information given to us;
  • decisions made by anyone other than you, or for a purpose other than the one in your Service Agreement; or
  • indirect losses, such as a lost sale or purchase, a change in property value, relocation or accommodation costs, or lost income.

11.4 What we don't limit. Nothing in these terms limits our responsibility for personal injury caused by our negligence, for loss caused by our gross negligence, wilful misconduct or fraud, or for anything else that can't be limited by law.

11.5 Your responsibility. You're responsible for losses we suffer because information you gave us about your authority, the property, tenant notice or hazards was untrue; because you didn't tell us about a hazard you knew about; or because you, or someone you're responsible for, tampered with our equipment or the test.

12. Privacy and records

12.1 We collect and use personal information — such as your contact details, the property address, access details, information you give us about other occupants, photos and results — to provide the services, as described in our Privacy Policy.

12.2 We keep signed agreements, test data, laboratory and calibration records, photos and reports for up to 15 years after the test, because questions or claims about test results can arise many years later. Access to them is restricted.

12.3 Consents to marketing emails, to using photos (with identifying details removed) in our marketing, and to sharing anonymized results with radon research programs are separate and optional, and you can withdraw them at any time.

12.4 For projects with a First Nation or community organization, we'll agree in writing before testing on who owns, controls, can access and holds the data, consistent with the First Nations principles of OCAP®. For households in our First Nations radon kit program, results belong to the household.

13. Emails and electronic signatures

13.1 You agree that we can send your Service Agreement, instructions, notices, reports and invoices by email, and that electronic signatures are valid for our agreement. You can ask for paper copies at any time. We send marketing emails only if you opt in.

14. Complaints and disputes

14.1 Contact us. If you're unhappy with anything, please contact us at contact@vancouverislandradon.ca or +1 (778) 674-8292. We'll reply within 5 business days and work with you to put it right. Contacting us is optional and doesn't limit your right to go straight to the options below.

14.2 Other options. You can contact Consumer Protection BC, or make a claim to the Civil Resolution Tribunal (for small claims up to $5,000) or the courts of British Columbia.

14.3 Governing law. These terms and your Service Agreement are governed by the laws of British Columbia and the federal laws of Canada that apply there.

15. General

15.1 Changes to these terms. We may update these Service Terms for future bookings. The version stated on your Service Agreement applies to your booking.

15.2 Events beyond our control. We're not responsible for delays caused by events beyond our reasonable control, such as severe weather, ferry or road closures, laboratory or courier delays, or public health orders. We'll keep you informed and reschedule; if a delay lasts more than 30 days, you can cancel and receive a refund for services not yet provided.

15.3 Laboratories and subcontractors. We use accredited laboratories and may use other qualified subcontractors. We remain responsible for the services in your Service Agreement.

15.4 Organizations. If you're a business, First Nation, public body or other organization, the person who signs confirms they're authorized to sign for you.

15.5 If part of these terms is invalid. The rest of the terms still apply.
